Application Process

Step 1: Apply

Applications will be provided at the showing.

Please note: That all applicants over the age of 18 who wish to occupy a unit must fill out an application and provide ID. For example, if there is four (4) applicants you will need to fill out two (2) applications since there is only two (2) spots per application.

Please note: You must have viewed the rental for yourself before submitting your own application.

Instructions:

1. Fill out all of the information requested on the application.

Ensure that you have included references for your previous landlords and current employer. Make sure that you have contacted your landlords and given them permission to release your rental history to perspective landlords. Most times waiting on rental references is what takes the most time in the application approval process.

2. Sign where indicated.

Signatures and initials are required on pages 2 and 4 of the application.

3. Include the required documents:

  • Photo identification for any applicants over the age of 18 (drivers license or passport)

  • Proof of income. The following are acceptable: 2 months of recent paystubs, offer of employment if paystubs are not available, benefit outlines for any government funded programs (SIS, SAID), EI statements outlining benefits expected, or 2 months of bank statements.

Applications with supporting documents can be sent by PDF to info@universalrealty.ca or they can be submitted to our office during regular business hours: Monday-Friday from 9am-12noon & 1pm-4:30pm. We are closed over the lunch hour.

Please note: The rental application process may take up to a few business days. Especially if we cannot connect with your previous landlord for a rental reference. We strive to respond to everyone in a timely manner. However, if you have not heard back feel free to call our office.

Step 2: Approved Application

If your application is approved you will be contacted by our office with the next steps.
