Having provided occupancy to thousands of satisfied tenants over the years, we continually receive telephone calls from individuals who wish to become our tenants. Over and above that, we promote our rentals through newspapers, the internet and by word of mouth.
Our management team show the rental to as many prospective tenants as possible.
Prospective tenants are screened: references, employment status and salary, previous landlord history, and any other information that is deemed necessary to secure the tenancy of your property.
Prior to renting any property, one of our managers walks through it with the potential tenant, going over a checklist that reflects the condition of the residence. This walk through with the checklist is also done when a tenant vacates the property.
We ensure that a "Rental Application" is completed, understood and signed by every tenant prior to taking possession of a property.
We collect the Rental Fee and Security Deposit (as required by law) prior to any occupancy.
Security Deposits (damage deposit) money is kept in a separate Trust Account as required by law.
Tenants are instructed as to their responsibilities such as grass cutting and snow removal by-laws. Some properties, as agreed upon with the property owner, have their snow removal done by a commercial firm.
Property owners are paid on a monthly basis. This involved their rental income (rent, pet fees, laundry money), less the management fee, the operating expenses, repairs and maintenance.
Universal Realty Ltd makes all the arrangements for repairs as previously agreed with the owner of the property. This includes reviewing and paying all repairs and maintenance work.
The property owners receive a fully itemized monthly report and a copy of all the invoices paid on their behalf. They also receive a year-end report that combines all the monthly reports.
All the properties receive periodic inspections during the time of occupancy in order to ensure proper maintenance. This includes an inspection of smoke detectors to ensure they are working.
When applicable, Universal Realty Ltd provides the tenants with notices and evictions.
For security reasons, property locks are changed after the departure of every tenant.
